Overview

For property owners or investors looking to list their property on Airbnb, our management services focus on top-tier hosting performance. We do not promote any secrets or shortcuts. Plain and simple, the success of your listing depends on overall market conditions and providing exceptional experiences to your guests. We build systems around these variables so that we can focus on the human factors that cannot be automated. As a part of management our ancillary automation services are included. We work with a network of hand picked Superhosts around the world in addition to operating directly in the Riviera Maya Caribbean area of Mexico and the Pacific Jaco area of Costa Rica.

Optimization

We review the data points that we consider to be most important for effective management of your listings. Some of these variables factor into Airbnb’s algorithm: communication response times, reviews/reputation, individual review criteria, replies to reviews, image quality, completeness of listing information and frequency of updates to a listing to name some. There are also aspects of branding and perception of your listings amongst a sea of other listings entering the market with a low barrier to entry. As a host, you need to put yourself in the shoes of your guest every step of the way. We will go more in depth with you in our meeting with you but ultimately, this all lends itself to increased long-term sustainable profits.

Commission Based

This is a percentage commission based service. The percentage is contingent on the market in which the Airbnb is located along with the layout of the property. In general, the percentage typically ranges from 20-30%. In our meeting we will go further into detail so that we can perform a deeper analysis of your property and the market. We cannot accept all properties but the average nightly rate typically needs to be at least $250 USD per night.

Dynamic Pricing

Pricing your Airbnb should not be based on emotion or what the guy down the street told you. Your pricing should be data-driven based on the market and principle of supply and demand. Automated rates updated daily based on market data and your listing performance. Small businesses in the accommodation space deserve Artificial Intelligence and analytical tools often restricted to large companies. While these tools are amazing, you still have control to fine tune your pricing.
